Sources and accuracy audit

Based on HUD NSPIRE Standards V3.0 (63 standard PDFs dated 06/20/2023 and 08/11/2023), as posted at hud.gov/reac/nspire-standards, checked Oct 23, 2026.

Covers every deficiency in those 63 standards (206 deficiencies, 410 by location), checked line by line against HUD's PDFs.

How the data was checked

Official correction deadlines by program

“Address now” is urgent safety advice shown for every Life-Threatening and Severe item, whatever the program. It is not a legal deadline. The official correction deadline is shown separately:

SeverityPublic Housing / MultifamilyHCV / PBV (pass/fail, never scored)
Life-Threatening24 hours after notice (24 CFR 5.711(c)(1))Fail, 24 hours after notice (24 CFR 982.404(a)(3))
Severe24 hours after notice (24 CFR 5.711(c)(1))Fail, 30 days after notice or a PHA-approved extension (24 CFR 982.404(a)(3))
Moderate30 days (24 CFR 5.711(c)(2))Fail, 30 days after notice or a PHA-approved extension (24 CFR 982.404(a)(3))
Low60 days (24 CFR 5.711(c)(2))Pass, no HCV deadline (HUD standard; Notice PIH 2024-26 REV-1, p.6)

Program not identified (“Not sure”): the deadline shows “needs confirmation”. “Some of each”: each unit or area uses its own program’s deadline.

Every one of the 409 entries was checked against its HUD standard PDF; none has a deadline different from its severity’s default. One item has no deadline: Handrail #4 “Handrail is not installed where required” (Inside, Outside). Its standard page lists Low, 60 days, but HUD’s standards notice says it “will not be scored and there is no requirement for a correction” (88 FR 40836; not-scored list, 88 FR 43378 §IV.D item 4b), so the app shows it as a safety recommendation only, not a required repair, with no official deadline in any program. Smoke and carbon monoxide alarm items aren’t scored but must still be corrected within 24 hours (88 FR 43378). Items scored from October 1, 2026 keep their severity’s deadline (Notice PIH 2025-27, §IV).

Sources: 24 CFR 5.711(c); 24 CFR 982.404(a)(3) (PBV: 24 CFR 983.208); Notice PIH 2023-16 / H 2023-07, §9.b (Public Housing and Multifamily); Notice PIH 2024-26 REV-1, p.6 (HCV); each standard PDF. HUD can approve a variation or extension for a property. For HCV, PBV and Mod Rehab, HUD extended the NSPIRE compliance date through January 31, 2027 (90 FR 46911, FR Doc. 2025-19070): the 24-hour / 30-day rule in 982.404 is in force now, but until a PHA moves to NSPIRE it may still use its HQS list of deficiencies. HUD says the NSPIRE smoke alarm and carbon monoxide standards apply regardless.
